What Buyers and Sellers Need to Know Right Now

May brought a slight uptick in home sales across Hamilton — but year-over-year, the numbers continue to tell a story of a slowing market, shifting dynamics, and new opportunities depending on where you're looking.

Sales Rebound Slightly… But Remain Below Normal

According to the REALTORS® Association of Hamilton-Burlington (RAHB), 568 homes sold in Hamilton in May, up 11% from April but still down 13% compared to May 2024. More importantly, this is 35% below Hamilton’s typical May sales volume.

New listings came in at 1,449, nearly identical to last year, but the total number of homes available for sale jumped to 2,356 — a 28% year-over-year increase. This rise in supply has pushed the sales-to-new listings ratio to 39%, and months of supply to 4.1, both indicators of a market tilting toward buyers.

Prices Slide — But Not Everywhere

The average price of a Hamilton home in May was $777,786, while the benchmark price (which strips out extremes) was $715,000 — both down around 4–5% compared to last year.

Interestingly, the price drops are not universal:

Detached homes: $850K average, down 6% YoY

Townhomes: $682K average, down 3.8%

Condos: $438K average, down nearly 10%

Semis: Slight price increase, up 2.5%

Neighbourhood Highlights

Hamilton East and Dundas have tight conditions with under 3 months of supply — meaning homes are still moving.
Stoney Creek saw a 35% drop in sales and now sits at over 6 months of supply.
Ancaster and Hamilton Mountain led in total sales but are experiencing price declines from a flood of listings.

What This Means For You

For sellers: Price it right, or risk sitting. Homes are averaging 31 days on market — up 36% from last year.
